Thank you O.. I did get a few templates which helped me make a fine plan
the err complex part- commercials is what needs to be added and I have some meetings set with indian manufacturers to get an idea of the estimate and then survey a shop to rent!

I recently completed a business plan, if you google it you will find a good example - I did
the general jist is always write in 3rd person and your order is:
title page
contact information page - business name, your name, your address, business address, contact telephone/email and the proposed date of launching your organisation
contents page
summary of the whole plan
background of yourself and any others involved in the business
what the product/service is you are offering
the current state of the market you will be entering
the competition you will face
swot analysis
how you will marketing your product/organisation
pricing and costing of products
operations costs on setting up your organisation
risk evaluation - problems you are aware of and how you will counter them
references to any material you may have used
